Ensuite renovation
The small, awkward room off the main bedroom, usually with tight access and a tighter budget.
Strip-out to handover. The whole room comes out, the membrane goes back in properly, and you get a bathroom that will not need touching for twenty years.
A full renovation means the bathroom is demolished back to the studs and the slab or joists. That is what makes it expensive, and also what makes it worth doing: every hidden problem in a forty-year-old wet area is visible for about three days, and this is your one cheap chance to fix it.
The sequence barely changes from job to job. Strip out, rough-in plumbing and electrical, patch and prepare substrates, waterproof and certify, screed and fall the shower, tile, fit off, silicone, screen, clean. What changes is how many of those steps a quote actually includes.
Typical duration: Three to five weeks on site for most Sydney homes, plus lead time on fixtures.

Removing fixtures, tiles, screens and any damaged sheeting, plus skip hire and site protection.
New pipework, relocating waste and water points, and setting the shower and bath outlets.
Lighting, heat and exhaust units, new circuits and safety switch compliance where required.
Membrane to AS 3740 by a licensed waterproofer, with a certificate you keep for the property file.
Correct falls to the waste, floor and wall tiling, niches, trims and grout.
Vanity, toilet, tapware, shower screen, mirror, accessories, silicone and final clean.
If a quote leaves one of these out, it is not cheaper. It is smaller.
Indicative Sydney ranges for 2026. Your quotes will land where your layout, access and selections put them, which is exactly why three of them are useful.
Standard Sydney bathroom, same footprint, mid-range fixtures.
Moving the toilet, shower or vanity means new waste lines and often new floor.
Stone tops, large format tiles, custom joinery, underfloor heating, feature stone.
Indicative only. Not a quote. Excludes approvals and unforeseen structural repair.
Three to five weeks on site is typical once work starts. Tiling and waterproofing both need curing time that cannot be rushed, and fixtures with long lead times are the most common cause of a job stretching out.
Usually not. A like-for-like bathroom renovation is generally exempt development in NSW. You will need approval if you are moving external walls or windows, changing the building's structure, or if the property is heritage listed or in a strata scheme with its own rules.
Yes, if you have a second bathroom. If it is your only one, plan for a portable toilet or somewhere to stay for the tiling and waterproofing weeks, because the room is genuinely unusable then.
Three things: water damage found after strip-out, changing your mind on tiles or layout after work has started, and fixtures selected late. All three are avoidable by finalising selections before demolition day.

Under four square metres, where every millimetre of layout and every fixture choice matters.
Removing the hob, levelling the floor, linear drainage and a frameless screen.
One brief, up to three licensed renovators, the same scope priced three ways. Free, and you are not committing to anything.
