The quote form takes about five minutes. It asks what you are renovating, the approximate size, what you want included, a budget band and when you want to start. Every question exists because a renovator would otherwise have to ask it, and unanswered questions are what turn a quote into an estimate.

We look at your postcode, the type of work and your timeframe, then select renovators who cover that area and have capacity. Before anyone is matched we confirm their NSW contractor licence is current for the class of work, that they carry public liability insurance, and that they can certify waterproofing to AS 3740.

Each renovator receives your brief unchanged. Most will call within a day, and for anything larger than a refresh they will want a short site visit before pricing. Insist on that visit: a bathroom quote written without seeing the room is a number, not a quote.

What separates a good quote from a cheap one.
When two quotes for the same bathroom are eight thousand dollars apart, the gap is almost never labour. It is what has quietly been left out.
- Provisional sums. A tiling allowance of $35 per square metre and one of $90 produce very different bathrooms. Check the allowance, not just the line.
- Waterproofing. It should be a named line item with a certificate at completion, not folded into "tiling".
- Rubbish and make-good. Skip bins, protection of floors, patching and painting beyond the wet area. Frequently missing.
- Fixtures supplied by whom. If you supply the vanity and tapware, the quote should say so and exclude it clearly.
- Variation rate. Ask what happens when the floor comes up and the joists are rotten. A good quote already tells you.
- Payment schedule. NSW caps the deposit on residential building work. Progress claims should track real stages.

Read the two pages before the total. If a renovator cannot tell you in writing what is and is not included, the price on the front page is not a price you can rely on.
